In order to submit an introduction, we need your client's full name, email address, phone number, number of desks or sq. ft. area, start date, city, and micro market of interest with an approximate budget. This will help us understand the requirements and provide the best solution for your clients.

It includes the net committed membership fee for the particular commitment term. This is up to any contractual early termination options set forth in the applicable membership details form, the fee schedule in the Membership Agreement, or the net amount of any discounts.

Please note: The broker fee does not include custom configuration costs (if any), design, or any additional services, as defined in the Member Agreement. The TCV does not include any annual fee escalation amounts unless it’s reflected in the contract fee schedule.

It is a metric that represents the estimated value of a contract on an annual basis. It is calculated by dividing the Total Contract Value (TCV) by the contract's duration in months and then annualising it by multiplying the value by 12 (months in a year).

ACV = TCV/Number of months in the contract*12

You will receive your broker fee payment when:

• The Membership Agreement is unconditionally executed, delivered, received, and accepted by the parties thereto
• The referred client delivers the security deposit required under the Membership Agreement, and
• The payment is received for the first membership fee invoice from the referred client for the office space (as such terms are defined in the Membership Agreement).

The broker fee shall be paid by WeWork South Africa Management Private Limited, within 60 days of the receipt of the invoice.

We will calculate the broker fees using the commitment period up to the first early termination option, if any. This will be paid as per WeWork South Africa's brokerage policy. If the member does not exercise the option to terminate, the broker fees will be paid up to the next early termination option, if any, using the applicable renewal rates.

Yes, if you actively represent the client expanding at the same location or any other WeWork South Africa locations, you will earn a commission on the basis of the new business which is subject to the terms of the new Membership Agreement.

Yes, you will be given additional broker fees in this case, after the commitment term has expired up to a period of 6 months only at the renewal rates. In order to be compensated beyond the 6-month term, you must actively represent and ensure that the referred client executes a Membership Agreement for a minimum commitment term of 3 months.

Yes, if you actively represent the client in executing the renewed membership agreement before the expiry of the existing commitment term, the brokerage will be applicable on renewed terms and conditions. Yes, the brokerage calculations factor in the annual escalations captured in the executed Membership Agreement.

No, since WeWork South Africa follows a fixed brokerage structure which is entirely dependent on the deal terms.

Registered In South Africa

If you’re a registered broker in South Africa, your full name, email address, phone number, and PAN card (Permanent Account Number) details are mandatory for processing payments. Without these details, you will not be considered for brokerage, and payouts will be withheld until these mandatory documents are submitted. If you cannot submit your Registration of Realtor certificate, the referral will be considered an affiliate referral.

Registered outside South Africa 

If you’re a registered broker outside of South Africa, all the details are mandatory according to the International Remittance Documentation Standards. Without these details, you will not be considered for brokerage, and payouts will be withheld until these mandatory documents are submitted.
